Contracting & Delivery Methods

Although davisREED is highly competitive in Lump-Sum, Design-Bid-Build, the traditional method of contracting and delivering projects, below here are methods in which our clients consistently seek added value by partnering with davisREED.

• Open Book Contracting

Under the Open Book contracting method, davisREED is compensated for actual costs incurred on the project, plus a fee, negotiated upfront. Also commonly known as a Cost-Plus contract, reimbursements and construction progress payments are made through transparent and comprehensive invoicing by davisREED for the actual construction costs incurred. When our client elects to negotiate a firm contract amount, the Open Book arrangement is typically contracted through a Guaranteed Maximum Price (GMP) agreement. Under this GMP arrangement, davisREED is accountable for cost overruns, unless the GMP amount has been increased due to client-directed additional scope. Savings for costs not incurred on the project under Open Book are returned directly to our client.

• Best Value

Within the Public Works market, davisREED incorporates our particular method of collaboratively executing negotiated construction contracts through this Best Value method of contracting. Under the auspices of specific government legislation public agencies are authorized to issue construction contracts by selecting their contractors based on “best value”, qualifications-based selection, as opposed to the traditional, “lowest bid”, method. Our most successful partnerships with public agencies begin with a preconstruction agreement, enabling high-yield collaboration with the designers of record, affording a high degree of confidence in the final negotiated contract amount. Delivery methods that davisREED has executed under Best Value in the Public Works market include Lease-Leaseback, Design-Build, Construction Manager At-Risk, Integrated Project Delivery and Public-Private Partnership.

• Design-Build

Sometimes our clients prefer to appoint davisREED to manage their entire design and construction process. Under this method, davisREED is the sole source of accountability to the client, from concept design through building occupancy. Our contract is with the client and our architect, sub-consultants and subcontractors’ deliverables are all the responsibility of davisREED. Often dubbed the “master-builder” method of construction, davisREED is frequently called upon to execute projects within this delivery when clients seek to fast-track the schedule, minimize their risk or believe that davisREED offers particular expertise, quality and value when our team is responsible for the entire turn-key process.

• Construction Manager At-Risk

When our clients are substantially engaged in professional design services through their own consultants, davisREED may be requested to provide our own professional services that run parallel and complimentary to our client’s designers of record. Our CMAR, also known as “design-assist”, services may be employed to the development of a proprietary system, or perhaps the method is utilized in order to fast-track a certain portion of the design or permitting process. Whatever the motivation, davisREED consistently adds value to the project by leveraging our expertise in interpreting the intent of the design, identifying constructability factors, and incorporating these elements directly into the cost, schedule and quality of the overall project.
